Water

Santo Stefano has a mains water supply. There is also a well which primarily collects rain water that is pumped to the lake. The lake is also fed by a spring in a neighbouring field. Water for the irrigation system which covers the golf course and some of the planted areas comes from the lake.

The property has two separate septic tanks, with a soak away system for grey water.

heat and light

The villa and the apartment benefit from gas central heating, which is run from four separate boilers. Gas is supplied from a large tank in the garden. There are also open fireplaces in the main downstairs living rooms, including one of the kitchens.

The house is connected to mains electricity, with exterior lighting to the drive, and additional power points in the grounds.

telephone and internet

A telephone system is installed in the property, with various points throughout the house. Wireless internet access is available.

The villa also has Sky and broadcast television points.

The electric gates are controlled by video entry phones available in both the house and the apartment, ensuring privacy. Remote controls are also available.
